TOM KAIMAN
Founder & Principal
Tom brings over 22 years of experience in commercial and multifamily design, construction, and development, with a portfolio exceeding $2.5 billion nationwide. A former NCAA and pro hockey player, he transitioned into real estate by developing sports facilities, including the St. Louis Blues Practice Facility. Before founding his firm in 2015, he held leadership roles at two major St. Louis contractors. Since then, Tom has led the development or acquisition of over $1 billion in real estate, including 19 multifamily projects and 7 full-cycle exits. He oversees growth, project pipeline, banking, and investor relations.
JIM COOK
Principal
With over 30 years of experience in restaurant, commercial, and residential development, Jim is a seasoned real estate developer, restaurateur, and private lender. He launched his first Imo’s Pizza franchise in 1993 and now operates seven locations with his wife, Amy. In 2014, he opened up his first Sugarfire Smokehouse with his partner Matt Martin, and now operates 3 Sugarfire Smokehouses in Missouri. Since 2017, Jim has taken a lead role in retail and commercial strategy, helping drive 16 multifamily and mixed-use development deals.
JULIE SANFORD
Principal
Julie brings over 22 years of operational leadership, overseeing real estate assets from lease-up through stabilization. She manages the transition from development to operations, leads property management relationships, and plays a key role in design, branding, and investor communications. Previously, she served as a Regional Director of Operations in senior housing, aligning strategy with long-term goals. Julie holds a BFA in Graphic Design from the University of Missouri–St. Louis.
